STIPULATIONS FOR PROOF OF INCOME
W2 Employees: MUST have ONE recent pay stub within the last 30 days. Paystub must show in its entirety. All edges must be visible in the photo. ***A PDF VERSION IS PREFERRED.

Unemployment Income: The CERTIFICATION PAGE ONLY is acceptable proof of unemployment. This should have the customer’s name.

Social Security and Pension Income: An award letter is best but if not attainable, we need two consecutive recent bank statements (activity statements DO NOT WORK) to identify those deposits. If there is more than just the buyer on the bank statement. There must be a way to ensure the benefit is for the buyer.

Self-Employed Income: The only way the lender will accept this income is the last two personal complete bank statements (activity statements are not acceptable). A 1099 employee is a self-employed individual. ***PDF versions of the statements are preferred.

ACCEPTABLE PROOF OF RESIDENCE

• A recent bank statement dated within the last 30 days.
• A utility bill or phone bill dated within the last 30 days.
• If the correct address is on pay stub, two pieces of junk mail dated within 30 days is acceptable.
